Enter questions here.we have this rotten egg  smell coming up from basement ; we have a half bath - we can't tell if it's coming from bathroom or not - doesn't seem to be floor drain - and sub pump is dry.. We've lived here 12 yrs and it's only been the last 2 yrs this is happening . 
 Hi Sheri, the most common reasons for rotten egg smell would be traps going dry on the plumbing fixtures down in the basement. You may need to run water in all your fixtures in the basement and floor drains to seal the traps. For example, you need to run water in all the sinks, toilets, bathtubs and any other fixtures you have in the basement. If all your traps are full and you still have the smell, it may be the wax ring seal on the toilet.  If the wax has lost it's seal sewer gas will seep into house and smell bad.  Something else that could cause that smell would be a broken vent pipe or some kind of water or sewer leak. If it is one of those problems, you will have to call in a professional to do tests to determine the exact problem. Hope this was helpful. Answer: Put ice and orange peals inside disposal let it run about thirty seconds.  Then use a good cleaner like pine-sol or liquid dish soap and run again for thirty seconds,flush out well with cold water.
Comments : I am installing a bath in an outdoor building.  I have a 3/4 line entering the building.  It T's to 1/2 lines, one side goes to the cold water supply for the tub the other side goes to the sink and hot water heater, then hot water is routed in 1/2 cpvc to the sink and then to the tub.

I have ample supply of hot water at the sink but at the tub I have limited hot water, actually luke warm, (tub is only 6 feet from the sink).

The tub valve is a pegasus, (from home depot) and has anti scald adjustable valve.I have adjusted until blue in the face.

Do I have too much pressure on the cold water supply to the tub and not enough pressure into the hot water heater to supply hot water back to the tub?  If so would a valve on the cold water supply to the tub to cut down the pressure be a quick fix?

Hi Ed, I think the problem is in the Pegasus tub faucet.  It may be the scald control adjustment or a bad valve.  Make sure you have the scald adjustment all the way to the hottest setting, it sounds like you may have done that.   How to know for sure the problem is  in the valve is to disconnect  the hot & cold supply to the tub and make a way to spray both into a bucket to check for even pressure.  I have had problems with pegasus before. Delta & Moen are the two brands I reccomend.Let me know if you need more help or have any other questions thanks.

Just moved into a 3 yr old house. It has a hot water dispenser on the sink. It is now flashing a light all the time. WHAT is wrong with it? how do I safely disconnect it, never use it. thanks. Jade              
Hi Jade, not sure why light is flashing but I would disconnect the power to the dispenser and wait about a minute and reconnect to see what happens.  If that does not work it may be a bad dispenser.  To safely disconnect unplug the unit or turn power off and try to find a isolation valve under sink to turn off water supply to unit. I bought a new home in San Antonio Tx. I am currently have a problem with my guest toliet. Larger persons are telling me that my toliet is too close to the wall. I measured the distance of 14" off center. Now I have been told that it should be 18" off center. I have been also told that it must meet ADA standards. Is this true?
Hi Don, the correct rough for a toilet 18" off center.  With a rough of 14" that is very close to the wall, the plumber missed the rough on that toilet. A bathroom in a regular residential application is not required to meet ADA standards. If your house is a business that requires a bathroom then ADA would be required. May need to talk to the plumber who built the house about that toilet. it does not produce HOT water or Even LUKEWARM water ,just tepid water!
an electrican found the triac wasnt allowing the 2nd element power,but after replacing it still no Hot water! 3/4" supply line allowing too much gpm ?
Hi Jeff, very hard to answer your question without more info.  What I can tell you is that no way is there to much gpm.  Question, how old is the heater, did you just buy it?  If so I would recommend to contact the manufacture to get there advice on how to solve the problem.  There must be a problem with the heater.  I have no history with that brand of tankless water heater and I'm not able to tell you if it is a good heater or not.  If Amrican Heat is a good heater they should be able to help you solve the problem.  Let me know if I can help you more, thanks askjoetheplumberonline.com.   If you need more info I can give you my phone number, I may be able to help better thanks.

Hi Jim, I live and work in the Dallas area our labor rate here is running about $100 to $170 a hour for the larger type plumbing company. A smaller company with less overhead may be able to afford to charge less on labor. If you were charged $95.00 per hr. I think that would be a good and fair price, for the Dallas area anyway. Can't tell you for sure about the labor rate in Pennsylvania but I don't think you got ripped off, hope this helps askjoetheplumberonline.com
 
Comments : I have two water heaters in the garage. One is mounted traditionally. The other is mounted in the attic above the other and is mounted on its side.

The one that is on its side has three pipes that come from it. One is just a hose spigot(i think its the hot water return), the others are just mounted in line with the incoming cold water to the other water heater.

Water that comes from the outlet spigot is cold so I imagine its not being used as a heater. I would like to take it down. What? your thoughts?
Hi Lino, if it is not a working water heater I would say get rid of it.  You may need to get a professional to check it and or to remove. It is very important that it be disconnected properly so it does not effect the working heater or flood house. Thanks askjoetheplumberonline.com.
 
Comments : A recently replaced my old kitchen sink depth of 6” with a new stainless steal sink with a depth of 9”.  As a result, the garbage disposal is 3” lower than before. The drain outlet on the garbage disposal is at the same height as the waste outlet  in the wall. It is working fine, but will this lack of gravity cause problems (clogging) in the future?

Hi, Richard, it's better for the disposal drain to be higher than the outlet, but as long as it's not lower than you should be ok. The disposal helps push the debris out through the pipes.
